Apple Valley Lake Lowers The Lake Level

Many will be surprised that we are featuring the Apple Valley Lake more than two months after the peak boating season is behind us.  We just couldn't pass up an opportunity to share with you something that most people at the Apple Valley Lake and most Knox County Ohio residents have NEVER seen before.  Each year in November the Apple Valley property owners association has their maintenance crew lower the lake level before the winter weather arrives.  This year we were at the Apple Valley Lake Spillway on November 15th at 7:30 a.m. to photo and shoot HD video of this event which only happens once a year.

The Apple Valley Lake in Knox County Ohio is truly one of the most beautiful private lakes in Ohio.  Apple Valley is a 3700 acre lake development that includes a 511 acre spring fed lake.  If you enjoy boating, swimming, water skiing, jet skiing, wake boarding and fishing you are going to love the sun and fun at the Apple Valley Lake.  

We have included a short video below that takes you on a quick one minute lake tour of Apple Valley that was shot entirely from a boat and airplane.  We thought this would give you a slightly different perspective of the Apple Valley Lake and just a few of our community amenities in Apple Valley.

Apple Valley Lake Home Sales

We had one of those Winters that seemed like it would never end which placed a slight damper on home sales at the Apple Valley Lake early in the year.  From January 1st, 2011 through May 12th, 2011 there have been 15 homes sell for a combined value of $2,052,501 at the Apple Valley Lake.  In 2010 and during the exact time period there were already 25 home sales sold for a combined value of $3,902,850.  This means that there are not only fewer home sales at the Apple Valley Lake so far in 2011 compared to 2010 but the average sales price is down from $156,114 in 2010 to $136,833 in 2011.

The home sales numbers above don't show it but there is a tremendous amount of buyer activity taking place at the Apple Valley Lake and the demand is very high.  The primary reason the home sales numbers for 2011 are below 2010 is because many of the home buyers for Apple Valley Lake homes already own a home that they need to sell firm.  In years past buyers were more willing to buy a replacement home without having to sell their current home but due to the shift in the overall economy buyers are either not as comfortable with this approach or their bank won't float them the interim financing.  Either way it has slowed home sales but based on our website views, virtual tour traffic and the number of showings we can certainly tell that home buyer interest is super strong at the Apple Valley Lake.  

The reduction in Apple Valley Lake home sales pricing is partially due to an existing bottle neck effect that is taking place with home sale contingent type transactions.  There are a large number of home sales on the brink but until those buyers finalize and close the sale of their existing home the home they are wanting to purchase remains in limbo.  The Sam Miller Team has alternative methods that in many cases can overcome the bottle neck effect of the home sale contingency buyer.  We utilize contingency release purchase agreement addendums which allow us to continue to show homes even when they are under contract with a home sale contingency buyer.  From time to time we also offer home trades and guaranteed sales so that our buyers and sellers can move forward with their purchase and sale.  We also have a local lender who offers equity loans, bridge loans and interim financing to qualified buyers so they can more forward with their purchase prior to selling their home.

Apple Valley Lake Home Sales Report

There have been 11 homes sales at the Apple Valley Lake during the first quarter of 2011.  The home sales ranged in price from $60,000 to $161,000.  During the first quarter there was a total of $1,326,000 in total combined home sales volume at the Apple Valley Lake with an average sales price of only $120,545.  To put things into perspective it is important to know there during the same 3 month period there were 52 Apple Valley Lake homes listed for sale and the average listing price of these 52 homes is $189,421.  This activity is fairly typical for the Apple Valley Lake because for most of the first quarter the lake is covered with ice.

The current available inventory of homes for sale at the Apple Valley Lake includes 96 homes that are listed in the Knox County Ohio MLS.  This is a very normal level of available homes in Apple Valley for this time of year.  April is generally the month that the housing market at the lake really takes off.  Last year in April there were 9 homes that sold in a single month which is nearly as many sales home sales as the entire first quarter of this year.

Apple Valley Lake Home Sales in November

The home sales at the Apple Valley Lake in Central Ohio saw some fresh activity this past November.  There were seven home sales at the Apple Valley Lake but what was surprising is that two of these sales were Apple Valley Lakefront homes that sold for $500,000 and $565,000.  The average sales price in November was $234,778 which is substantially higher than the average sales price in November 2009 which was only $146,885.  There were 8 fewer Home sales at the Apple Valley Lake this past November compared to the prior November yet the difference in total closed dollar volume for the month was less than $600,000.

There are currently 76 Apple Valley Lake homes listed for sale in the Knox County MLS system with an average listing price of $180,559.  

  • There are 17 homes that are listed for $100,000 and under
  • There are 44 homes listed between $100,000 and $200,000
  • There are 6 homes listed between $200,000 and $300,000
  • There are 4 homes listed between $300,000 and $400,000
  • There are 2 homes listed between $400,000 and $500,000
  • There are 3 homes listed at $500,000 and above

Apple Valley Lake Home Sales Statistics for September 2010

The home sales at the Apple Valley Lake for this past September experienced a slight market shift with only 8 residential homes sales being reported to the Knox County Ohio MLS.  The price ranges of the homes that successfully sold ranged from $56,000 to $346,000.  The average sales price for a home at the Apple Valley Lake last month was $148,843 with only $1,190,747 in total sales being reported to the Knox County Ohio for September.  For comparison purposes last year in September we saw 16 homes sell during the same period for more than $1,800,000 in reported sales to the local MLS.  

Today there are 97 Apple Valley Homes listed for sale with prices ranging as low as $59,900 and as high as $869,900.

Apple Valley Lake Market Report

The first 6 months of 2010 have been busy at the Apple Valley Lake.  From January 1st, 2010 through June 30th, 2010 there have been 43 homes sell at the Apple Valley Lake through the Knox County MLS.  14 of these 43 homes that sold actually closed with a sales price of $100,000 or under.  This just goes to show that there are some exceptional values for those looking for a starter home and an affordable vacation property at the lake in Apple Valley Ohio.  

There were 17 homes out of the 43 that sold between $100,000 to $150,000 with an average sales price of $130,444.  There were only 4 Apple Valley lake front / Apple Valley water front homes that sold through the Knox County MLS during the first half of 2010 and the average sales price was $395,575.   

There are 115 Apple Valley homes available through the Knox County MLS as of today.  The average listing price for these homes is $219,924.  I created a custom real estate report relating to the available Apple Valley lake community homes organized by price range below:

  • 19 Homes that are priced between $65,000 to $100,000 
  • 30 Homes that are priced between $100,001 to $150,000
  • 31 Homes that are priced between $150,001 to $200,000
  • 9 Homes that are priced between $200,001 to $300,000
  • 11 Homes that are priced between $300,001 to $400,000
  • 5 Homes that are priced between $400,001 to $500,000
  • 5 Homes that are priced between $500,001 to $600,000
  • 4 Homes that are priced above $600,000

When I was reviewing my Apple Valley Lake real estate report I noticed that during the first 6 months of 2010 there had only been 3 home sales over $300,000.  This is very interesting because there are currently 25 homes on the market in this price range for sale TODAY.  If you assume that during the second half of 2010 this price range sees an increase in sales by 50% that still means there is an active supply that is equal to 18 months on the market and that doesn't take into account new listings that WILL come on the market.  

We are no longer in a real estate market where the 3 most important factors are "Location, Location, Location".  The new market requires the home to be priced competitively, well staged, accessible for showings and you need a marketing plan that will attract the "RIGHT" buyer for your home.

Apple Valley Lake Real Estate Report

As I was running my daily real estate report for available homes at the Apple Valley Lake I noticed that there are 105 active Apple Valley homes for sale as of this morning.  What I found interesting is that the average listing price of an available Apple Valley home is $205,613.  The reason I found this interesting is because so far in 2010 the average sales price for an Apple Valley home has been only $145,773.  The huge value difference can be attributed to the higher than normal number of available Apple Valley lake front homes that are currently listed for sale.  Today there are 33 Apple Valley homes that are listed at or above $200,000 with the highest priced active Apple Valley home in the Knox County MLS at $795,000 with only 7 homes selling above $200,000 so far this year.  

The good news is that there have already been 40 Apple Valley homes sell so far in 2010 and we have yet to reach the peak selling months which are typically July and August.  Be sure to watch for our June Apple Valley home sales report. 

Apple Valley Lake Real Estate Report

This morning I was researching the number of available homes at the Apple Valley Lake for a client and I determined that there are 99 available homes currently for sale at the lake.  

  • There are 14 Homes that are priced under $100,000 with an average listing price of $85,821.  For those of you who have heard rumors that you can't find an affordable home in Apple Valley we have another 14 reasons why that just isn't true.  To put this into perspective a base 30 year mortgage at 5% interest based on a $85,821 loan amount is only $460.21 per month.
  • There are 28 homes that are priced between $100,000 to $150,000 with an average listing price of $127,253.  A sample base monthly house payment for a $127,253 loan at 5% interest for a 30 year term is $683.12.
  • There are 26 homes that are priced from $150,000 to $200,000 with an average listing price of $168,994.  A sample base monthly house payment for a $168,994 loan at 5% interest for a 30 year term is $907.20.
  • There are 8 homes that are priced above $200,000 to $250,000 with an average listing price of $227,332.  A sample base monthly house payment for a $227,332 loan at 5% interest for a 30 year term is $1,220.37.
  • There are 5 homes that are priced above $250,000 to $300,000 with an average listing price of $287,010.  This price range is typically where you could potentially start to find the entry level water front and lake front homes.  Currently two of the homes in this price range have water frontage. 
  • There are 9 homes available in the Apple Valley that are priced above $300,000 to $400,000 with an average listing price of $356,777.  All 9 of those homes feature either water frontage or lake frontage.  This particular price range is VERY hot during the summer months.  Roughly half the homes that sell in this price range and above are purchased as a vacation home or summer home.
  • There are 9 Apple Valley lakefront homes available at the that are priced above $400,000 with an average listing price of $555,188.  The lowest priced home in this price range is $419,000 and currently the highest Apple Valley home is listed for $795,000.
