Apple Valley Lake February Home Sales

 

I just completed reviewing the February 2010 homes sales statistics for the Apple Valley Lake area.  There were 6 homes sold in February with a combined total sales volume of $794,750.  The average sales price reported by the Knox County MLS for February 2010 was $132,458. 

There were 18 homes listed that were added to the market in the Apple Valley community during the month of February.  The combined listing price of these 18 new listings is $3,199,577 and the average listing price for these homes is $177,754.

As of March 1st, 2010 there are 67 homes listed for sale in Apple Valley and the average listing price is $189,031 with a combined total dollar value of $12,665,112.

During 2009,108 homes were sold in Apple Valley.  The average sales price of the real estate sold was $129,495 with a total of $13,985,540 of total dollar volume closed as reported by the Knox County MLS.

Apple Valley Lake Market Report for December 2009

December 2009 numbers are in for real estate in the Apple Valley Lake area!!!

3 Homes were sold in Apple Valley during the month of December. The total dollar volume for the homes sold in was $506,235 and the average sales price was $168,745.

7 new listings were added to the market in the Apple Valley community during the month of December.  The combined listing price of these listings is $1,356,477 and the average listing price for these homes is $193,782.

As of January 3rd, 2010 there are 56 homes listed for sale in Apple Valley.

The average listing price of these homes is $189,816 with a combined total dollar value of $10,629,712.

$8000 First Time Homebuyers Tax Credit is Extended!!!

Know Your Competition Before Selling Your Apple Valley Lake Lot

49 Apple Valley Lots have SOLD between January 1, 2009 and October 13th, 2009.  There are still 159 Apple Valley Lots available for sale today. What does this mean??  Based on the 49 Apple Valley Lot sales that sold so far this year, it will take nearly 3 years to sell all the existing inventory, assuming that no other lots are listed for sale. Meaning, on average, only about 1 out of every 4 lots for sale will actually sell each year. This also means that 3 out of 4 lots will remain unsold during the next 12 months.

Remember that most interested buyers, real estate appraisers, mortgage lenders and REALTORS all look at the comparable lot sales before determining if each Apple Valley lot is worthy of it's asking price.

Most buyers buy their Apple Valley Lake lot by comparing your lot to other similar lots that have sold within the past 6 to 12 months. If your lot is listed for more than the comparable lots, your buyer will typically select another competing lot that they perceive as a better value.

Before placing your Apple Valley Lot on the market you should ask yourself a simple question:

August 2009 sales figures are in for the Apple Valley Lake Community.  These figures are current as of 6:30pm on September 1, 2009.

Currently there are 122 homes listed in the Knox County, Ohio MLS for all of the Apple Valley Lake Community.  The average list price as of 9/1/09 for a home in Apple Valley is $183,757.

Based on the August 2009 absorption rate figures, there is just over 17 months worth of active inventory currently on the market.

Is The Housing Market Turning Around?

Many of you have been asking how the housing market is doing and are wondering if housing prices are rounding the corner and heading up.  Throughout the country housing prices in May showed their first gain in three years.  Is this a sign that the market may finally be turning around?

Yes!  According to an article in USA TODAY, titled Housing Prices Rounding A Corner?, "home prices rose 0.5% in May from April, according to the Standard & Poor's/Case-Shiller home price index, which measures changes in the value of residential real estate in 20 cities."   The article also states that a smaller inventory of homes for sale and a continuing rise in homes sales is a promising sign that the market is indeed stabilizing.  According to Wall Street economists, home prices in 15 of the 20 cities surveyed, rose or remained stable.

 There are cities still struggling.  Phoenix, AZ, Las Vegas, NV, and San Francisco, CA to name a few!  The cities of Dallas, TX and Denver, CO, have reported three months of prices that were higher than the previous year.   Cleveland, OH and Boston, MA  were up 4.1% and 1.6% (Wall Street Journal, "Home Prices Rise Across U.S.")  respectively.  Although year on year growth rates are still not good, critics believe the housing market has hit rock bottom and is now on an upswing. 

Since January 2009, the home price index is now showing four consecutive months of smaller annual declines.  This positive data is good news for lenders, who will start to see the values of their assets move higher thus resulting in fewer losses. 

But according to USA TODAY and the Wall Street Journal, "economists say the big question now is whether the promising signs in the housing market will encourage homeowners enough to result in more consumer spending." (USA TODAY)  As reported in the Wall Street Journal, "the improvement in housing likely gave a small boost to U.S. gross domestic produce in the second quarter, economists said.  After data showed construction of new homes was stronger than expected in June and was revised higher in April and May, Macroeconomic Advisers, a St. Louis based forecasting group, ratcheted up its estimate of second quarter economic growth.  It now sees output shrinking as just a .5% annual rate in the second quarter, compared with declines of 6.3% and 5.5% in the previous two quarters."

According to the NAR (National Association of Realtors), more hints of an improving housing marketing include a rise in existing home sales for a third consecutive month in June.  And "sales of new homes in June jumped 11% from May, according to government figures, and the supply of homes for sale fell to 8.8 months, the lowest since October 2007." (USA TODAY)
