The Apple Valley Lake residential housing market is experiencing a very active January.  There are currently 48 homes for sale today at the Apple Valley Lake, there are 6 pending home sales and during the last 6 months there have been 65 Apple Valley Lake homes SOLD.  The number of homebuyer inquires who are calling and emailing us about our Apple Valley Lake residential listings are significantly higher today compared to last year.  Our online website property views on AppleValleyOhio.com are also on the rise with daily website page views often exceed 500 per day.  This is AMAZING considering the lake is frozen over and it is winter time.  The good news is that boating season and warmer weather is only a few months away

HOTTEST PRICE RANGE:  Look at the $150,000 to $174,999 price range and you will notice that it is highlighted in red and this means there have been strong sales in this range and there are currently fewer homes available which makes these homes in demand (more buyers than sellers).  

LEAST ACTIVE PRICE RANGE:  If you look at the $300,000 to $324,999 price range you are sure to notice that this price range is experiencing the exact opposite and this price range is fairly flat today.  There is currently an 1 year supply of available homes in the $300,000 to $324,999 price range based on the sales activity during the last 6 months.  Take a look at the specific column that most closely matches your desired price range for an Apple Valley Lake home.  This detailed report offers you an insiders view of the Apple Valley Lake housing market.

One of the best places to experience an unobstructed sunset is from the east boat launch at the Apple Valley Lake which is located on Apple Valley Drive between the dam and the spillway.  You can also capture 180 degree panoramic photos because you can practically see the entire lake from end to end from this location.

The Apple Valley lake is especially gorgeous during the early Fall season especially during the first couple of weeks when the trees are just starting to change into their rich fall colors.

Apple Valley Lake Homes Sales Report for September 2012

Real estate and especially residential homes sales at the Apple Valley Lake continue to experience a significant boos in activity.  The number of homes sales continues to rise yet the average sales value of an Apple Valley Lake home hasn't experienced any real appreciation since 2007.  This past September at the Apple Valley Lake we exceeded September of 2011 in the number of homes that sold that month by more than double.  You read that right...more than twice as many homes SOLD at the Apple Valley Lake in September 2012 than in September 2011.    

I have other exciting news to share with you relating to Apple Valley homes and real estate.  From January 1st, 2012 through September 30th, 2012, the Knox County MLS reported that the number of homes sales were up by at the Apple Valley Lake by nearly 20%.  This means that 20% more Apple Valley Lake homes have successfully SOLD this year than last year during the exact same time period.  This is a positive sign and we believe that home sales at the Apple Valley Lake for 2012 could surpass 2011 by as much as 22% and maybe closer to 25%.

Most real estate agents aren't aware that I study the Apple Valley Lake real estate market very closely and compare not only home sales but also the number of available homes for sale and also the number of homes that fail to sell and expire from the market.  I complete these real estate market studies so that I always know how many months of available inventory is on the market at any given time.  Knowing this information helps us determine pricing trends, future days on market / how long an average Apple Valley Lake home takes to sell and it also helps us know whether home prices will drop, remain steady or start to increase.  We are currently experiencing the most stable housing market since before the financial meltdown that unraveled back in 2007-2008.

Apple Valley Lake Real Estate Report

As I was running my daily real estate report for available homes at the Apple Valley Lake I noticed that there are 105 active Apple Valley homes for sale as of this morning.  What I found interesting is that the average listing price of an available Apple Valley home is $205,613.  The reason I found this interesting is because so far in 2010 the average sales price for an Apple Valley home has been only $145,773.  The huge value difference can be attributed to the higher than normal number of available Apple Valley lake front homes that are currently listed for sale.  Today there are 33 Apple Valley homes that are listed at or above $200,000 with the highest priced active Apple Valley home in the Knox County MLS at $795,000 with only 7 homes selling above $200,000 so far this year.  

The good news is that there have already been 40 Apple Valley homes sell so far in 2010 and we have yet to reach the peak selling months which are typically July and August.  Be sure to watch for our June Apple Valley home sales report. 

Apple Valley Lake Real Estate Report

This morning I was researching the number of available homes at the Apple Valley Lake for a client and I determined that there are 99 available homes currently for sale at the lake.  

  • There are 14 Homes that are priced under $100,000 with an average listing price of $85,821.  For those of you who have heard rumors that you can't find an affordable home in Apple Valley we have another 14 reasons why that just isn't true.  To put this into perspective a base 30 year mortgage at 5% interest based on a $85,821 loan amount is only $460.21 per month.
  • There are 28 homes that are priced between $100,000 to $150,000 with an average listing price of $127,253.  A sample base monthly house payment for a $127,253 loan at 5% interest for a 30 year term is $683.12.
  • There are 26 homes that are priced from $150,000 to $200,000 with an average listing price of $168,994.  A sample base monthly house payment for a $168,994 loan at 5% interest for a 30 year term is $907.20.
  • There are 8 homes that are priced above $200,000 to $250,000 with an average listing price of $227,332.  A sample base monthly house payment for a $227,332 loan at 5% interest for a 30 year term is $1,220.37.
  • There are 5 homes that are priced above $250,000 to $300,000 with an average listing price of $287,010.  This price range is typically where you could potentially start to find the entry level water front and lake front homes.  Currently two of the homes in this price range have water frontage. 
  • There are 9 homes available in the Apple Valley that are priced above $300,000 to $400,000 with an average listing price of $356,777.  All 9 of those homes feature either water frontage or lake frontage.  This particular price range is VERY hot during the summer months.  Roughly half the homes that sell in this price range and above are purchased as a vacation home or summer home.
  • There are 9 Apple Valley lakefront homes available at the that are priced above $400,000 with an average listing price of $555,188.  The lowest priced home in this price range is $419,000 and currently the highest Apple Valley home is listed for $795,000.

Apple Valley Lake real estate is fairing well and the sales figures for lots sold in the Apple Valley Lake community are in.  According to the Knox County MLS, the following data from January 1, 2009 to June 30, 2009 is as follows:

Of the total 32 lots sold, over 37% or 12 Apple Valley Lake Lots were sold by Sam Miller and his team.  After the Sam Miller Team, the agent with the highest lot sales totaled 4 making The Sam Miller Team out selling the competition three to one.
