Apple Valley Lake Home Sales Statistics in October 2008

Apple Valley home sales were once again stronger than expected with 3 waterfront homes selling in October.  The waterfront home sales in October sold at $305,000, $370,000 and $424,500 which increased the average selling price of all Apple Valley Homes that sold in October to $220,507 which is once again higher than we saw earlier in the year.  In October the total dollar volume for Apple Valley homes was $1,543,550. 

Apple Valley has a tremendous selection of available homes and this report breaks down how many homes are listed for sale in each specific price range:

  • 11 Homes priced at $100,000 or below
  • 20 Homes priced between $100,001 and $125,000
  • 23 Homes priced between $125,001 and $150,000
  • 27 Homes priced between $150,001 and $200,000 
  • 10 Homes priced between $200,001 and $300,000
  • 7 Homes priced between $300,001 and $400,000
  • 3 Homes priced between $400,001 and higher

Recently I was taking the CRS 206 Course which teaches advanced real estate technology and I learned about a service that anyone with a cell phone can use.  Grab your cell phone and add this address to your phone book:   Name:  ChaCha.  Number:  242242.

www.ChaCha.com is a text message based technology that can provide you answers to most of your questions within 5 minutes or less.  The service is free of charge (other than the normal text message charge from your cellular provider) and the answer to your question is actually provided via text messaging.  Give it a try and I think you will like it. 

Here is a sample of a question I asked ChaCha:  "Who would you consider a famous person from Mount Vernon Ohio 43050?"

The real estate sales activity for home sales in Central Ohio at the Apple Valley Lake was a another pleasant surprise again this past September. This past month the Knox County Board of Realtors reported 11 residential home sales in Apple Valley. The average sales price for September was $191,333. For the second month in a row we saw increased demand for Apple Valley lakefront homes and the two highest priced sales sold for $375,000 and $530,000 in September. As an Apple Valley Real Estate Specialist I have been hearing a lot of discussion about the housing market lately. It seems that everyone has an opinion about real estate these days and what is interesting is that most people have some inaccurate views on what the local Apple Valley housing market is doing. I want to be clear that it is not the viewer or reader that is wrong but what is wrong is the way the media is talking about home values. I heard last week that home values are down 25% and I had to laugh. Knox County Ohio has NOT seen home values drop even close to this and the reality is that during the past two months we have actually seen increases in the average sales prices in Apple Valley and the higher priced homes are MORE desirable because of the lower interest rates. Don't assume that what is happening in Phoenix, San Francisco, Detroit, Naples or any other metro market has anything to do with the real estate trends that are taking place at our Apple Valley Lake Community. Something that is not generally into consideration by most people is that Knox County Ohio has two very large, growing businesses who both specialize in the energy business. The energy business is booming and the backlog of orders is extensive so the continued work is solid. Both these manufacturing plants are experiencing large expansions locally so these are firms with long term plans to stay within our community. Apple Valley Lake Resort Active Homes For Sale

As of September 10th, 2008 there are 108 homes for sale in the Apple Valley lake community with an average listing price of $202,320.  What is interesting is that there are currently 10 homes that are listed for sale that are priced for less than $100,000 and these homes combined are listed for an average of $92,475.  The majority of these homes feature 3 bedrooms and 2 full baths which proves there are some amazing values available for first time buyers, investors and especially for those looking for an affordable weekend or vacation home.

There are 36 homes listed for sale that are priced at $100,000 to $150,000 with an average listing price of $131,257.  The average home in this price range features 3-4 Bedrooms and features 2 to 2.5 baths with only one home features 3 full baths in this price range.  The amount of living space and the overall features and amenities are what truly set this group apart from the homes priced under $100,000.  This is one of the most active price ranges in all of Apple Valley because it fits the profile of affordability.

Apple Valley Lake Housing Market Sales Update for August 2008

The Apple Valley Lake Community in Howard Ohio saw $1,597,400 worth of homes successfully sell and close during the month August according to the Knox County Board of Realtors.  There were 8 homes that sold in August and with one of the highest average sales prices that we have seen in many years of $199,675.  This higher than normal average sales price is due to 3 waterfront homes selling from $295,000, $310,000 and $372,000.  These figures adjusted the average numbers upward for August.  Out of the 8 homes that sold by the entire Knox County Board of Realtors I personally sold 3 of these Apple Valley homes which accounted for 37.5% of the total sales.  The Apple Valley lakefront, waterfront and Apple Valley lakeview homes are still very much in demand if they are priced properly.

Apple Valley Lake Resort Market Report of SOLD Homes

The real estate sales activity at Apple Valley so far this year has been busy with showings, available listings and home sales.  Since the first day of 2008 there have already been 67 Apple Valley homes that have sold so far this year.  The 2008 average sales price for an Apple Valley home in 2008 is $149,597 with the lowest price home selling for $65,000 and the highest sales price for an Apple Valley Waterfront Home bringing $509,500.  Based on these numbers it is easy to see that Apple Valley Real Estate is doing quite well.

There are currently 104 Apple Valley Homes actively listed for sale with an average listing price of $209,917.  This average listing price is slightly higher than in years past due to an increase in the number of homes that are listed for sale that are priced over $300,000.  As I write this there are currently 19 Apple Valley homes listed for sale that are priced between $304,900 to $879,900.  When you add a home at $879,900 it tends to adjust the averages upward especially since $879,900 is nearly 6 times the area's average sales price.

Search Google with Your Cell Phone By Text Messaging 466453

Have you ever needed a quick phone number and didn't want to take the time to boot up your computer and search Google and you wanted to avoid the high charge for directory assistance or 411 connect?   Have you ever wanted the phone numbers for the local movie theatres or pizza places near you and you don't have anything to write the numbers down on?  There is a quick and easy way to get the information you want within 60 seconds and most of you can get the information quick and cheap with your cell phone and your text message feature. 

Send a text message to this number:  466453 (I know this is a partial number but trust me it will work).  Now type in what you are searching for and for your example use the following as a test:  Plumber 43050 (of you can type in Plumber XXXX (enter your zip code where my x's are)  Now simply press send and sit tight and within 60 seconds you will get a text message with the information.  This works for client names, addresses and phone numbers and it works for just about anything you are searching.  If you want another good test why not search your name or your spouses name and your zip code? 

There are so many potential uses for this service and once you play with it a bit you will quickly see the many possibilities.  Your family will love it, your past clients will love it, your team will love it, I have a feeling that pretty much anyone with a cell phone will find a use for it at some point.  The key to remember is that if you do not have a text messaging account you will get charged a non contract text message rate.  For those of us with text messages contracts and especially those of us who have unlimited text messaging this is a feature that we will be using on a very regular basis.  Google has done it again and the speed of this service is amazing.

Apple Valley Ohio and Apple Valley Lake Community

As of November 18th, 2007 there are only 121 homes listed for sale in Apple Valley Ohio in Knox County.  This figure doesn't take into account the number of homes that are already under contract and pending closing so the real "Available" number of homes for sale in Apple Valley is actually fewer than 121. 

Here is a breakdown of available Apple Valley Ohio homes in each price range:

  • 16 Homes for sale priced between $69,000 to $99,999
  • 18 Homes for sale priced between $100,000 and $119,999
  • 32 Homes for sale priced between $120,000 and $149,999
  • 15 Homes for sale priced between $150,000 and $174,999
  • 15 Homes for sale priced between $175,00 and $199,999
  • 6 Homes for sale priced between $200,000 and $249,999
  • 9 Homes for sale priced between $250,000 and $299,999
  • 1 Home for sale priced between $300,000 and $349,999
  • 7 Homes for sale priced between $350,000 and $399,999
  • 2 Homes for sale priced between $400,00 and higher

The housing selection in Apple Valley is exceptional and home sales are still very active.  If you are in the market for buying a home in Apple Valley the selection combined with new increased values and interest rates in the low 6% range make it the ideal time to buy a home.
