You don't see a view of the Apple Valley Lake quite like this one.  A photographer who I had the pleasure of working with captured a handful of aerial photos of the Apple Valley Lake and his shots captured a unique perspective.  Instead of flying really high and capturing the typical view of the lake from end to end he focused on capturing images that were closer to the lake which added a really neat look and feel.

The boating activity on the Apple Valley Lake during the week is typically calm and peaceful making it great for those who love to relax and enjoy a little quiet time.  I took this photo from the edge of Sutton Beach which is located near the front entrance just off of Apple Valley Drive on Baldwin.  The location of Sutton Beach is less than 1 minute from the main entrance of Apple Valley on Coshocton Road.

The cloud activity over the Apple Valley Lake was incredible at King Beach while I was taking this photo.  This is one of my favorite locations at the lake to capture because sunsets because this site features an ultra wide unobstructed view across the entire Apple Valley Lake.

The Apple Valley Lake has recently experienced some great new shopping options that weren't previously available.  Carol and I stopped by Troyer's of Apple Valley last night and picked up a few items for dinner.  During our visit I realized that many area residents and vacation homeowners probably haven't visited this new store yet so I thought I would share a few highlights.

Troyer's of Apple Valley features baked goods, cakes, pies, breads, meats, cheeses, snacks, candy, fruits and vegetables, salads, sandwiches, beans, pasta, beef jerky, ice cream, they have a nice selection of organic food plus some super cute decorative items that would look great at your lake house.  They feature an impressive deli with tables and chairs so you can enjoy a quick bite to eat or take your meal on the go.  

Troyers's is conveniently located at 20354 Coshocton Road which is just before Monroe Mills Road at the bottom of the hill on the right and they are about a mile from the front entrance of Apple Valley.  They are open Monday - Friday 9 a.m. - 6 p.m., Saturdays from 9 a.m. to 5 p.m. and they are closed on Sunday.

The Apple Valley Lake residential housing market is experiencing a very active January.  There are currently 48 homes for sale today at the Apple Valley Lake, there are 6 pending home sales and during the last 6 months there have been 65 Apple Valley Lake homes SOLD.  The number of homebuyer inquires who are calling and emailing us about our Apple Valley Lake residential listings are significantly higher today compared to last year.  Our online website property views on AppleValleyOhio.com are also on the rise with daily website page views often exceed 500 per day.  This is AMAZING considering the lake is frozen over and it is winter time.  The good news is that boating season and warmer weather is only a few months away

The graphic below is a detailed housing market report that highlights all of the most popular Apple Valley Lake real estate price ranges.  Take a really close look at the left side columns because we have broken each price range down so you can see which price ranges are hot.  The column to the far right shows how many months of available inventory is currently available in each price range.  You can also see each of these columns are highlighted by specific colors and the meaning of each color is described at the bottom of the graph (favors buyers, neutral or favors sellers).  

HOTTEST PRICE RANGE:  Look at the $150,000 to $174,999 price range and you will notice that it is highlighted in red and this means there have been strong sales in this range and there are currently fewer homes available which makes these homes in demand (more buyers than sellers).  

LEAST ACTIVE PRICE RANGE:  If you look at the $300,000 to $324,999 price range you are sure to notice that this price range is experiencing the exact opposite and this price range is fairly flat today.  There is currently an 1 year supply of available homes in the $300,000 to $324,999 price range based on the sales activity during the last 6 months.  Take a look at the specific column that most closely matches your desired price range for an Apple Valley Lake home.  This detailed report offers you an insiders view of the Apple Valley Lake housing market.

The Apple Valley Lake home real estate report for December 21st, 2014.  During the past 6 months there have been 81 Apple Valley Lake homes SOLD ranging in price from $52,000 to $552,500.  There are 52 homes at the Apple Valley Lake actively for sale plus there are 6 homes that are under contract.  

Gorgeous log cabin in the woods at the Apple Valley Lake and located on two beautiful treed lots.  The floor plan is desirable and features a 2 story great room with cathedral ceiling that adds to the spacious and air feeling, modern kitchen with copper upgrades and very nice appliances, huge 1st floor master bedroom measures 22 x 12 and takes up the entire east side of the home and offers plenty of room for king sized furniture, upper loft is extra roomy and the view from above is quite impressive especially with the open view of the great room from above.  This is a rare find for a log cabin of this quality and at $125,000 this home is not going to last long.   For additional listing info be sure to view 2353 Apple Valley Drive at the Apple Valley Lake.

Home sales at the Apple Valley Lake remain very active and the median sales price is on the rise.  During the month of August we saw the highest median sales price during the last 6 months which is a positive indicator that the Apple Valley housing market is strengthening.  

It is important to realize that the average sales price for non lakefront homes is about $137,500.  However, when we factor in all the Apple Valley Lake home sales including the lakefront homes the average quickly increases closer to $175,000.  So far this year there have been 11 waterfront homes sell at Apple Valley and 67 non waterfront homes.  I think you will find the following breakdown of Apple Valley SOLD homes this year very interesting:

• 88 homes have SOLD this year totaling $15,784,834
• 67 non lakefront homes have SOLD totaling $9,745,334
• 11 Lakefront homes have SOLD for a total of $6,039,500

Home values at the Apple Valley Lake are still very affordable and we have an impressive selection of homes ranging in price from $69,000 to $100,000 and the majority of available homes are listed between the $100,000 and $200,000 price range.  You can buy a waterfront home starting at about $300,000 and the highest Apple Valley lakefront home available today is listed for $759,000.

Apple Valley Lake housing market update as reported through August 10th, 2014.  The market has been experiencing a nice increase in buyer and seller activity.  Currently there are 16 Apple Valley Lake home sales being reported to the Knox County MLS and there have been 67 Apple Valley Lake homes that have sold between January 1st, 2014 and August 14th, 2014.  As of today, there are 84 homes for sale at the lake and the average listing price is $174,950 with the lowest listing price of $72,000 and the highest at $759,000 for an amazing Apple Valley lakefront home.

The Apple Valley Lake was a very active community during the past couple days as we celebrated the Fourth of July over the weekend with lots of fun festivities.  We were treated to some of the best fireworks that we have ever seen at the Apple Valley Lake and the weather and sky were clear and beautiful making it ideal for picture taking.
