				Many will be surprised that we are featuring the <a href="http://www.AppleValleyOhio.com">Apple Valley Lake</a> more than two months after the peak boating season is behind us. &nbsp;We just couldn&#39;t pass up an opportunity to share with you something that most people at the Apple Valley Lake and most Knox County Ohio residents have NEVER seen before. &nbsp;Each year in November the Apple Valley property owners association has their maintenance crew lower the lake level before the winter weather arrives. &nbsp;This year we were at the Apple Valley Lake Spillway on November 15th at 7:30 a.m. to photo and shoot HD video of this event which only happens once a year.</p>

</div>]]></description><link>http://www.applevalleyohio.com/Blog/Apple-Valley-Lake-Tour-by-Boat-and-Airplane</link><guid>http://www.applevalleyohio.com/Blog/Apple-Valley-Lake-Tour-by-Boat-and-Airplane</guid><pubDate>Fri, 17 Jun 2011 03:00:00 GMT</pubDate></item><item><title>Apple Valley Lake May Home Sales</title><description><![CDATA[<p>June 1st is already here and I have run the report for the Apple Valley Lake home sales for May 2011. &nbsp;Last month there were 5 homes that successfully sold at the Apple Valley Lake with an average sales price of $134,700. &nbsp;The total combined sales volume of the Apple Valley Lake home sales for May is $673,500. &nbsp;Last month the home sales at the Apple Valley Lake were down substantially because in May 2010 there were 15 home sales at the Apple Valley Lake which is triple the the number of sales last month.</p>

<p>Fewer home sales this past May isn't a big surprise to me because many Apple Valley Lake home buyers have made home sale contingent offers on homes they want to buy but they need to sell their current Apple Valley Lake home first. &nbsp;This means that once their current home sells we could experience a big boost in sales. &nbsp;The reason for the boom is that the the buyer would be selling their current Apple Valley Home and then immediately closing on their new / replacement home in Apple Valley which would create two sales at once. &nbsp;Now that we are in the peak selling season for home sales at the Apple Valley Lake I believe home sales in most price ranges will experience the boost in buyer and home sales activity.</p>]]></description><link>http://www.applevalleyohio.com/Blog/Apple-Valley-Lake-May-Home-Sales</link><guid>http://www.applevalleyohio.com/Blog/Apple-Valley-Lake-May-Home-Sales</guid><pubDate>Wed, 01 Jun 2011 03:00:00 GMT</pubDate></item><item><title>Apple Valley Lake Home Sales</title><description><![CDATA[<p>&nbsp;</p>

<p>We had one of those Winters that seemed like it would never end which placed a slight damper on home sales at the Apple Valley Lake early in the year. &nbsp;From January 1st, 2011 through May 12th, 2011 there have been 15 homes sell for a combined value of $2,052,501 at the Apple Valley Lake. &nbsp;In 2010 and during the exact time period there were already 25 home sales sold for a combined value of $3,902,850. &nbsp;This means that there are not only fewer home sales at the Apple Valley Lake so far in 2011 compared to 2010 but the average sales price is down from $156,114 in 2010 to $136,833 in 2011.</p>
<p>The home sales numbers above don't show it but there is a tremendous amount of buyer activity taking place at the Apple Valley Lake and the demand is very high. &nbsp;The primary reason the home sales numbers for 2011 are below 2010 is because many of the home buyers for Apple Valley Lake homes already own a home that they need to sell firm. &nbsp;In years past buyers were more willing to buy a replacement home without having to sell their current home but due to the shift in the overall economy buyers are either not as comfortable with this approach or their bank won't float them the interim financing. &nbsp;Either way it has slowed home sales but based on our website views, virtual tour traffic and the number of showings we can certainly tell that home buyer interest is super strong at the Apple Valley Lake. &nbsp;</p>
<p>The reduction in Apple Valley Lake home sales pricing is partially due to an existing bottle neck effect that is taking place with home sale contingent type transactions. &nbsp;There are a large number of home sales on the brink but until those buyers finalize and close the sale of their existing home the home they are wanting to purchase remains in limbo. &nbsp;The <a title="Apple Valley Ohio" href="http://www.AppleValleyOhio.com">Sam Miller Team</a> has alternative methods that in many cases can overcome the bottle neck effect of the home sale contingency buyer. &nbsp;We utilize contingency release purchase agreement addendums which allow us to continue to show homes even when they are under contract with a home sale contingency buyer. &nbsp;From time to time we also offer home trades and guaranteed sales so that our buyers and sellers can move forward with their purchase and sale. &nbsp;We also have a local lender who offers equity loans, bridge loans and interim financing to qualified buyers so they can more forward with their purchase prior to selling their home. &nbsp;</p>

<p>The current available inventory of homes for sale at the Apple Valley Lake includes 96 homes that are listed in the Knox County Ohio MLS. &nbsp;This is a very normal level of available homes in Apple Valley for this time of year. &nbsp;April is generally the month that the housing market at the lake really takes off. &nbsp;Last year in April there were 9 homes that sold in a single month which is nearly as many sales home sales as the entire first quarter of this year.</p>

<p><span style="font-size: 12pt;">Property owners in good standing will continue to use the facility as they always have during these hours, utilizing the AVPOA photo i.d. card.&nbsp; Property owners in good standing who wish to enter the upper level of the Clubhouse during its regular hours and access Floral Valley weekdays <strong><span style="text-decoration: underline;">BEFORE</span></strong> 2 p.m. will be required to purchase an access card for the cost of $10 per card.&nbsp; This card is <strong>NOT</strong> the same as the regular AVPOA photo i.d. card.&nbsp; This card does not gain access to the indoor pool or fitness center.&nbsp; But just gives access to enter the buildings before 2 p.m. (Closed Tuesday).</span></p>
<p><span style="font-size: 12pt;">If you wish to gas access to the Floral Valley indoor pool before 2 p.m. on weekdays (except Tuesday) and the fitness center located at the Clubhouse during regular hours, you must purchase a fitness membership and hold an access card.&nbsp; The cost of the membership is $40 per person or $110 for a family membership.&nbsp; Please note that this membership charge is in addition to the cost of the access card.&nbsp; These memberships are available for each person in good standing.&nbsp; The minimum age for a family member to obtain a membership card is age 14.&nbsp; Members under 14 may not use the fitness center or be left at the indoor pool without an adult.&nbsp;</span></p>
<p><span style="font-size: 12pt;">Access cards will be available on February &nbsp;1.&nbsp; To obtain a card or pay for a fitness membership, come to the administration office during regular office hours Monday &ndash; Friday 8 a.m. &ndash; 4:30 p.m.&nbsp; If you have additional questions or need further information may contact the administration office at 740-397-3311.</span></p>
