Apple Valley Lake Level

The lake level is on the rise and it won't be long before there is boating activity on the Apple Valley Lake.  The dam has already been closed for the season in order for the lake level to reach what is known as "full pool" for the upcoming boating season.  Water levels increase each year based on the amount of spring rain we receive.

Before each winter Apple Valley opens the valve on the dam to lower the water level of the lake.  By lowering the water level it enables property owners to more easily perform boat dock and sea wall maintenance.  Lowering the water levels also eliminates ice damage due to the freezing of the lake.  

 


Apple Valley Ohio Home Sale Report March 2009

There were 8 residential home sales at the Apple Valley Lake that were reported to the The Knox County Board of Realtors and the Knox County MLS during the month of March 2009.  The total combined sales volume for Apple Valley homes in March was $1,249,350 with a total of 8 home sales.  The average sales price for a home sold in Apple Valley in March was $156,168.  The lowest price Apple Valley home that sold in March was sold for $64,100 while the most expensive home that sold during the same month sold for $429,000.

In March there were 29 Apple Valley homes that were listed for sale and added to the Knox County MLS inventory.  The total combined dollar volume of ththese new listings was $4,959,454 with an average listing price of $171,015.  There are currently 100 residential homes listed for sale according to the Knox County MLS.  Based on the number of homes that sold at the Apple Valley Lake Community this past March there is slightly more than a 12 month inventory of listings currently on the market.  The sales activity in Apple Valley often doubles and triples once the lake season begins.

IMPORTANT:  The sales reported during the colder months in Apple Valley (the off season) are rarely worth reporting because Apple Valley is a lake resort style community which doesn't become fully active until we experience the sunnier and warmer weather traditionally associated with boating and swimming.
