August 2009 sales figures are in for the Apple Valley Lake Community.  These figures are current as of 6:30pm on September 1, 2009.

Currently there are 122 homes listed in the Knox County, Ohio MLS for all of the Apple Valley Lake Community.  The average list price as of 9/1/09 for a home in Apple Valley is $183,757.

Based on the August 2009 absorption rate figures, there is just over 17 months worth of active inventory currently on the market.

Is The Housing Market Turning Around?

Many of you have been asking how the housing market is doing and are wondering if housing prices are rounding the corner and heading up.  Throughout the country housing prices in May showed their first gain in three years.  Is this a sign that the market may finally be turning around?

Yes!  According to an article in USA TODAY, titled Housing Prices Rounding A Corner?, "home prices rose 0.5% in May from April, according to the Standard & Poor's/Case-Shiller home price index, which measures changes in the value of residential real estate in 20 cities."   The article also states that a smaller inventory of homes for sale and a continuing rise in homes sales is a promising sign that the market is indeed stabilizing.  According to Wall Street economists, home prices in 15 of the 20 cities surveyed, rose or remained stable.

 There are cities still struggling.  Phoenix, AZ, Las Vegas, NV, and San Francisco, CA to name a few!  The cities of Dallas, TX and Denver, CO, have reported three months of prices that were higher than the previous year.   Cleveland, OH and Boston, MA  were up 4.1% and 1.6% (Wall Street Journal, "Home Prices Rise Across U.S.")  respectively.  Although year on year growth rates are still not good, critics believe the housing market has hit rock bottom and is now on an upswing. 

Since January 2009, the home price index is now showing four consecutive months of smaller annual declines.  This positive data is good news for lenders, who will start to see the values of their assets move higher thus resulting in fewer losses. 

But according to USA TODAY and the Wall Street Journal, "economists say the big question now is whether the promising signs in the housing market will encourage homeowners enough to result in more consumer spending." (USA TODAY)  As reported in the Wall Street Journal, "the improvement in housing likely gave a small boost to U.S. gross domestic produce in the second quarter, economists said.  After data showed construction of new homes was stronger than expected in June and was revised higher in April and May, Macroeconomic Advisers, a St. Louis based forecasting group, ratcheted up its estimate of second quarter economic growth.  It now sees output shrinking as just a .5% annual rate in the second quarter, compared with declines of 6.3% and 5.5% in the previous two quarters."

According to the NAR (National Association of Realtors), more hints of an improving housing marketing include a rise in existing home sales for a third consecutive month in June.  And "sales of new homes in June jumped 11% from May, according to government figures, and the supply of homes for sale fell to 8.8 months, the lowest since October 2007." (USA TODAY)

46 Apple Valley homes SOLD in the first six months of 2009.  The Sam Miller team participated in 17.3% of these sales.  This was the highest number of homes sold by an individual real estate team in the Apple Valley Community in 2009 thus far.

Apple Valley Lake June Home Sales Report

The first six months of 2009 are behind us and the Apple Valley Lake Community is experiencing an increase in real estate sales activity. During the month of June, the Knox County Board of Realtors MLS system reported 11 residential homes sales in Apple Valley.  The lowest priced Apple Valley home sold in June, sold for $60,000.  The highest priced Apple Valley lakefront home that successfully closed in June sold for $355,000.  The average Apple Valley home sales price for the month of June was $139,909.  The combined total for all June Apple Valley Lake Community home sales was $1,539,000.  

During the month of June there were 22 Apple Valley Homes listed for sale with an average list price of $163,275.  According to the Knox County Ohio MLS, 109 homes were listed for sale in Apple Valley for the first six months of 2009.  There are currently 104 Apple Valley lake community homes actively listed for sale with an average list price of $182,329.

Apple Valley Lake Home Sales Report

With the first half of 2009 behind us, the Apple Valley Lake real estate market continues to increase each month.  According to the Knox County Ohio MLS, during the first 6 months of 2009 there were 46 residential homes sold.  The lowest priced home in Apple Valley sold this year, sold for $27,000. The highest priced Apple Valley lakefront home sold for $505,000.  The average Apple Valley lake community home sold for $145,410 and the combined sales volume for all 46 homes sold during the first 6 months totaled $6,688,866.

To date,  Apple Valley home sales are 82.14% of the 2008 home sales for the exact same time period.  Last year during the first 6 months, 56 homes successfully sold.  This year 46 homes sold in Apple Valley equating to a 17.86% reduction in the number of homes successfully sold.  

According to the Knox County MLS, there are currently 104 homes listed for sale within the Apple Valley Lake Community.  The average list price for an Apple Valley Ohio home is $182,329 and the grand total for all available homes listed in the Knox County Ohio MLS is $18,962,227.  The lowest priced active residential home listed in Apple Valley is priced at only $48,000. The highest priced active home on the Apple Valley waterfront listed in the Knox County MLS is $895,000. 

Typically, the months of June, July and August are peak months for Apple Valley real estate.  This is due to summer activies such as boating, swimming, jet skiing, fishing and the fantastic beaches.  Nothing is better than having a home on the lake!  As the summer continues we look to see the market in the Apple Valley Community improve.
