Apple Valley Lake home sales have been on the rise and we have been experiencing a boost in home sales.  This report highlights the Apple Valley Lake home sales activity over the last 6 months comparing the number of Apple Valley Lake homes that sold with the available homes for sale along with pending home sales and off markets.  This report offers a much more detailed view of the Apple Valley Lake real estate market than the typical reports that only show the number of homes SOLD.

The very top section of this report breaks down each segment of the Apple Valley Lake housing market and it features the absorption rate for each specific price range.  This is very important because it paints the most accurate picture of the housing market and demand.  Take an extra close look at the far right side of this report and you will see that the column is broken down by color coding and each color identifies if that price range currently favors buyers or sellers based on the available months of inventory.  Red favors the sellers because there is a shortage of listings based on recent home sales and blue favors buyers because there is currently more available homes than buyers buying in that price range.  The housing trends and absorption rates that are featured in this report are constantly changing especially during the different seasons so be sure to watch for our weekly updated Apple Valley Lake housing reports.

Apple Valley Lake 2013 Annual Home Sales Report

The 2013 Apple Valley Lake housing reports the strongest increase in annual home sales this community has experienced since 2007.   The detailed report below was created using statistical date from the Knox County Ohio MLS by Apple Valley Lake REALTOR Sam Miller of REMAX Stars Realty.

  • 17.9% increase in the number of homes sold in 2013
  • 12% increase in the odds of selling your Apple Valley home in 2013
  • Apple Valley Lake market averaged 10.2 homes sales per month
  • Nearly 10% fewer homes remained unsold compared to 2012
  • In 2012 there was a 9.4 month supply of available homes and only 4 month supply in 2013 which confirms that the Apple Valley Lake housing market is more balanced today.

Apple Valley Lake Home Sales

We had one of those Winters that seemed like it would never end which placed a slight damper on home sales at the Apple Valley Lake early in the year.  From January 1st, 2011 through May 12th, 2011 there have been 15 homes sell for a combined value of $2,052,501 at the Apple Valley Lake.  In 2010 and during the exact time period there were already 25 home sales sold for a combined value of $3,902,850.  This means that there are not only fewer home sales at the Apple Valley Lake so far in 2011 compared to 2010 but the average sales price is down from $156,114 in 2010 to $136,833 in 2011.

The home sales numbers above don't show it but there is a tremendous amount of buyer activity taking place at the Apple Valley Lake and the demand is very high.  The primary reason the home sales numbers for 2011 are below 2010 is because many of the home buyers for Apple Valley Lake homes already own a home that they need to sell firm.  In years past buyers were more willing to buy a replacement home without having to sell their current home but due to the shift in the overall economy buyers are either not as comfortable with this approach or their bank won't float them the interim financing.  Either way it has slowed home sales but based on our website views, virtual tour traffic and the number of showings we can certainly tell that home buyer interest is super strong at the Apple Valley Lake.  

The reduction in Apple Valley Lake home sales pricing is partially due to an existing bottle neck effect that is taking place with home sale contingent type transactions.  There are a large number of home sales on the brink but until those buyers finalize and close the sale of their existing home the home they are wanting to purchase remains in limbo.  The Sam Miller Team has alternative methods that in many cases can overcome the bottle neck effect of the home sale contingency buyer.  We utilize contingency release purchase agreement addendums which allow us to continue to show homes even when they are under contract with a home sale contingency buyer.  From time to time we also offer home trades and guaranteed sales so that our buyers and sellers can move forward with their purchase and sale.  We also have a local lender who offers equity loans, bridge loans and interim financing to qualified buyers so they can more forward with their purchase prior to selling their home.

Apple Valley Lake Home Sales in November

The home sales at the Apple Valley Lake in Central Ohio saw some fresh activity this past November.  There were seven home sales at the Apple Valley Lake but what was surprising is that two of these sales were Apple Valley Lakefront homes that sold for $500,000 and $565,000.  The average sales price in November was $234,778 which is substantially higher than the average sales price in November 2009 which was only $146,885.  There were 8 fewer Home sales at the Apple Valley Lake this past November compared to the prior November yet the difference in total closed dollar volume for the month was less than $600,000.

There are currently 76 Apple Valley Lake homes listed for sale in the Knox County MLS system with an average listing price of $180,559.  

  • There are 17 homes that are listed for $100,000 and under
  • There are 44 homes listed between $100,000 and $200,000
  • There are 6 homes listed between $200,000 and $300,000
  • There are 4 homes listed between $300,000 and $400,000
  • There are 2 homes listed between $400,000 and $500,000
  • There are 3 homes listed at $500,000 and above
